Process
My job as a designer is to understand your aspirations to improve your home and translate these into built reality: this involves discussions about your ideas, which are drawn up and refined until a final design is reached. This design forms the basis for bringing together all the technical information required to start building, and the process can be divided into four stages:
Stage 1
Initial contact and meeting:
The process begins by contacting me with a description of your objectives and arranging an initial meeting on site to look around the property and discuss your ideas. I will then send you a fee proposal, setting out my services, terms and costs, on agreement to which we can move on to Stage 2.
Stage 3
Detail design and Building Regulations:
When Planning Permission has been granted, the next stage is to prepare the construction information, which comprises detailed drawings showing how the proposed new work will be built. This can be given to selected contractors for pricing and submitted to the council for Building Regulations approval.
Stage 2
Scheme design and Planning Permission:
This begins with a measured survey of the property and preparation of a preliminary set of design drawings for further discussion. When the design has evolved to a point where you are happy that it meets your requirements, the final set of drawings and Planning application are submitted to the council.
Stage 4
Appointment of contractor and work on site:
The appointment of a reputable contractor is vital for completion of the works to a high standard. It is worth investing time to find the right team, as the success of the project depends on their skill and professionalism. Work on site for residential projects is managed by the contractor and I can provide information as required.
